The 39-acre farm for sale in Tularosa, New Mexico has 26 acres in 845 pecans and 11 acres in afghan pine trees.  The afghan pine tree cones are harvested, seed extracted and sold.  Most of the farm income is derived from the pecans.  The total pecan sales for 2004-2007 were $142,550.  The total pine seed sales for the same years were $2,925.  For beneficial future sales, the pine trees could be removed and the total acreage could be placed in pecans which would be an end result of approximately 1700 pecan trees. The pecan trees are watered from three registered irrigation wells.  The farm's water rights are much more than needed to water 39 acres of pecans.  All wells have had pumps, motors and boxes replaced since 2007.  There is one registered domestic well used for the home and yard. The major irrigation well is 600' deep with 24" casing.  There is one registered domestic well located on the West side of the property that is not used.  Realtor can provide information as to the internet location of the state engineer's web site for specific information on each of the water wells. New drilling for irrigation water wells in the Tularosa Basin have been closed; thereby making the active irrigation water wells a valuable commodity on this farm.
